Communications Are Our Priority
We pride ourselves on being available 24 hours a day, 7 days a week. When you call our office number you will talk to a real person from 8AM through 5PM Monday through Friday. All calls are answered by our staff, never by a call center. Communication is key when it comes to successful property management, which is why we are available at all times for both our owners and guests. We always love to hear from our clients and guests!
You Are In Control
Your property, is your property! We are here to help in every way we can, but you never lose control. We offer a program that lets our owners be as involved in the day-to-day as they would like. If you would prefer that we not rent your property for less than a specific nightly amount, no problem! Want to write your own property description? Absolutely! We’re willing and able to handle every aspect of managing your investment, but welcome owner input and encourage owner involvement. We also don’t limit the time you can visit your property, use it whenever you’d like! We do recommend avoiding the peak seasons, as this decreases your revenue, but we leave that decision completely up to you! We never require you to give us “comp” days like other management companies.
Every owner in the Emerald Beach Properties family has access to their very own Owner Portal. Your Owner Portal allows you to view past and future bookings, make owner reservations, send questions to us, submit work orders and view past statements! The Owner Portal offers real time information, so our owners can stay “in the loop”.
Experienced Maintenance Staff & Cost Effective Minor Maintenance Program
Our Maintenance Department handles everything related to keeping your property in tip top shape. Our Maintenance Supervisor is experienced in construction and property maintenance. You can rest assured that your investment is being monitored and maintained by the very best! Emerald Beach Properties offers you our cost saving Minor Maintenance Program, which covers many of the frequent upkeep items in your property. Non-program maintenance is billed at reasonable hourly rates plus materials. Our maintenance department is set up to give you peace of mind.
Top Notch Housekeeping Department & Luxury Linen Pool
Our Housekeeping Department is the best on the beach, hands down! Emerald Beach Properties does not use an outside vendor for housekeeping services, which means we retain control over their training, scheduling and efficiency of our housekeepers. Our Housekeeping Manager has many years of experience running a large housekeeping operation, and brings a dedicated and enthusiastic work ethic to our Housekeeping Department. All of our luxury linen is professionally laundered after each stay. We are very proud of the cleanliness of our properties, and understand how important this is to our owners and guests!
Full Property Inventory, Including Photos
Our staff completes a full, top to bottom inventory of your property. Along with the inventory, we take a series of photos of your property during the inventory so that we have a record of everything (including inside cabinets and closets). We’ll provide you with an updated inventory during your deep cleans to make sure that your property has the things guests want so they will have the best vacation ever. This has proven to be an extremely effective way of controlling costs for our owners and for generating repeat rental guests for your property!
Departure & Arrival Inspections
The only way to successfully manage vacation rentals is to check on them often. Housekeeping, maintenance and our other employees check on your property regularly. We complete an inspection after each guest departs, and also on the day of a guest’s arrival. We do property visits when your property is unoccupied for more than a few consecutive days. We are hands on and involved in the daily upkeep of your unit, all year round, not just during peak season. We familiarize ourselves with every property, and know them all inside and out!
Secure Door Lock System
Panama City Beach is a busy vacation destination, which means there are lots of people coming and going all the time. One of the best pieces of advice we can offer all owners, is to take steps to secure their property. Keys can be copied, many electronic locks use the same code repeatedly, this is not safe or secure for either owners or guests. Emerald Beach Properties uses a top of the line electronic door lock system that offers increased security and peace of mind! Owners are issued a code that does not expire. Guests are issued codes that are only valid for the guest’s arrival time through their departure time. Guests can use the code we issue to them to create their own custom code for their stay. For added security, we require a deadbolt on each entry door that can be locked from inside. Guests appreciate this level of security. Housekeepers, maintenance personnel, our employees and your HOA have their own codes that are trackable as well. All lock access information can be retrieved and audited at any time, this allows us to know, and control, who is entering your property at all times.
We Abide by Age & Occupancy Limits, Damage Coverage
Emerald Beach Properties strictly enforces occupancy limits and age restrictions. We ask the right questions, and follow up on any questionable activity. Our commitment to obeying age and occupancy limits set by the local government and homeowners’ associations is a powerful tool we use to limit the likelihood of damage to your property by guests. During busy times of the year, we use mid-week inspections to assure that all is in order with your property. Any damages that do occur, are quickly and competently handled. Each guest pays either a damage waiver fee or a damage deposit. Both methods are backed up with a credit card authorization to cover any damages that do occur. Whether it be repair, or replacement, the guest is held responsible. We protect our owners, and their investment!
Spring Break Opportunities and Options
In the past, Spring Break was a huge event in Panama City Beach each year. Our local city & county governments have enacted ordinances that are focusing Spring Break more on families and less on the college crowd. This means that the risk of renting your property during Spring Break is not as bad as it was a few years ago. We have successfully generated income for our owners during spring break, year after year, with minimal issues. We offer our owners several options for spring break rentals: do not rent during the spring break period; extend winter guest stays for the spring break period; rent to carefully screened spring breakers with extra damage deposits and surprise midweek inspections. It’s completely up to you whether to rent your property during spring break.

Guests know exactly what property they are reserving. They often ask us if the properties really are as nice as the photos, and we are proud to say that they are. Another common question is whether the booking agent has actually seen the property. To that we can proudly answer, “YES!” because every staff member is familiar with all of the properties we manage. This is a huge boost to guest satisfaction! Our rental services agents work to book guests into the units they originally contact us about. When that is not possible, other properties owned by you are offered to guests first. If you don’t have any availability, we offer the guest other properties that are well matched to their needs. Having a large group of individually marketed properties benefits all properties within the group.

Licensed, Bonded, Insured
Emerald Beach Properties is one of the few property management companies in Panama City Beach that is fully licensed, bonded and insured. Multiple licenses are required for our company, along with each individual property. We’ve done all of the footwork for you to ensure that all required licensing is properly filed and approved. We make sure you are in compliance with the many Florida rules and regulations regarding vacation rental properties. Our owners can rest assured, confident that we handle the “red tape”!
Trust Accounting & Tax Compliance
Emerald Beach Properties operates a trust accounting system that ensures that all money paid by guests is properly applied and that our owners get paid on time each month. You’ll receive a detailed statement of all income and expenses every month. As with any business, vacation rental properties are subject to sales tax, lodging tax, income tax and other taxes and fees. Our staff files all required sales, lodging tax and fee returns and remits the payments due each month for your property. At the end of each calendar year, you’ll receive a 1099 for each individual unit we manage for you, making it easy to file your income tax returns.
