Best location on Panama City beach
We have been coming for years and usually staying at high rise condos but after staying here we will def be back. The location of this condo and the way you can see the beach or sunset from sitting on the couch is amazing. Also being smaller you don’t have to wait so long on elevators and everything is so much more convenient .. At this time of year you would think everything that needed to be done at the resort regarding construction should be complete, but the only negative thing I can say about this place is 4 out of the 7 days we were there they started about 845 and drilled into concrete until about 5 or so..it was disappointing bc even tho we were going to beach we also like to sleep in some or want to enjoy the condo since it is so nice inside and with whatever they were doing it was so loud that there was no way you could even stay in there…not the owners fault just something that disrupts an enjoyable stay..besides that everything was wonderful and the views were amazing and we would def stay there again!

Anniversary stay
We absolutely had a wonderful time! The beach is right out the back door with plenty of stores nearby. We rented a pontoon and brought our snorkel gear, had an amazing time playing in the bay.

Windward & Leeward are the closest to the beach w/ the easiest access... Condo needed repairs but is beautifully decorated! As always, EBR didnt disappoint n is always the perfect way to celebrate my bday every year!

The view was phenomenal
We had one small problem with the bed not having sheets or mattress pad and we had to clean off the fan blades because of dust hanging off. I have allergies. The sliding door in the living room was very hard to open and close. Other than that everything was fine.

Relaxing
The condo is situated perfectly if your looking to avoid the crowded beaches. It a short walk to all the action in the main pool area. We also had the extra benefits of listening to the bands that played almost nightly at the neighboring condominiums. We truly enjoyed this unit!

Great stay
Everything was wonderful and clean. Awesome views of the ocean. Was so nice to wake up and see the water everyday. My whole family enjoyed this place and we would highly recommend to anyone. I love that it was a gated community with security. My only suggestions, would be to tightening the fan in the bedroom as it squeaks when you turn it higher than low and the elevators need fans in them as they get extremely hot. Otherwise, we loved it and really appreciate you allowing us to enjoy your wonderful condo. Thanks again

Omg! right on beach.
I will stay here again. It was right on the beach and so nice to just relax. I only wish they had free beach chairs to use 35.00 a day adds up. We were to far from pool to lay on the chairs there.

Spring stay
Great stay, I think we hit a down time for the area. Had difficulties with finding ubers/taxis for transportation. Never heard any neighbors besides one morning. Food was excellent! Convenient shop attached to resort with coffee and last minute house needs. Don’t bring extra toilet paper etc... we never used the recommended needs. Great view!

All was great except the AC unit needs replaced. It doesn’t cool the condo. It’s old and it sweated and dripped water the whole time. But other than that the condo was great.

Very nice and peaceful. It was nice and loved the bamboo blinds in the living area. Beautiful view. It had all the appliances, utensils and dishes that one could want. Loved that it had a coffee maker and Kureig. I would definitely stay there again and recommend others for this condo. Loved the way the bunk bed were set up. Enjoyed our stay. Didn’t want to leave.

Absolutely great place!!
Highly recommend!! This was our first time to stay at Edgewater Beach resort and we lived our condo W404.. beautiful views, short walk through sand to the beach, pools were Amat, and security on spot! We will be back every year and hope to stay in the same condo!!

Loved overlooking the beach
The property was nice, small with bunk beds in the closet, and pull out couch, but the patio was nice overlooking the gulf With close access o shopping and restaurants. Really enjoyed our time on vacation at this property.

Check in was easy with fast communication from Hannah, the property manager. Unit was pretty clean and nice, what an ocean view! Some spots of the unit show some wear - a leaky faucet in the master bedroom, carpets could be cleaned or replaced. Only issue we really had with the unit was a broken screen slider door to patio off the living room that was not repairable during our stay. They did send a repair man to look at it when we discovered it on our first day, but he said it would need to be replaced and could not be repaired. PCB beaches are perfect with white sugar sand and very CLEAN! Resort pool is AWESOME!!! Over-all we had a great stay and will return again!

Great condo
My wife and I and our two boys (8 and 10) had a great time. This Condo is the perfect size and my boys loved the "hidden" bunk beds. The view is great and the location is convenient.

the condo was very nice and the unit very clean. When we had an unexpected situation with our car the person at the Emerald Beach properties office was extremely helpful in recommending a place to get it repaired. However I found it somewhat odd that there weren't any pillow cases for the pillows, also the 2 toilets flushed very poorly. Otherwise it was great. I would recommend using Emerald Beach properties and The Edgewater resort in the future

Balcony flooring
Desperately need to scrap up & resurface balcony flooring—-it’s coming up & sticking to the bottoms of your feet/shoes/socks,etc & being tracked into the unit—it’s getting everywhere. Other than that, the view was absolutely amazing! Had a great time! Thanks

We were looking for a quiet place to enjoy the beach and restaurants, and we found it here. This condo has it all! The private balcony is accessible from either the living room or the bedroom and offers a quiet place to catch some rays and gorgeous sunsets. Two bathrooms makes getting ready to go out much easier than waiting for your turn! Staying in? Enjoy the comfortable leather furniture and huge TV. For kids, there is a bunk bed in a closet--talk about a cool fort complete with power and lights! The kitchen has all appliances, to include two coffee makers (Kuerig and regular) to suit your taste. The fridge offers an icemaker for convenience, and a stackable washer/dryer makes this condo perfect! It is located close to the elevator, which is also a plus. The building is well-insulated. We were there during Spring Break, and it was like we were the only people there. The soft, white sands are beautiful, and the pool is located between the leeward and windward buildings and is well-protected from the wind. I would definitely recommend this condo and look forward to staying there again!

This slice of paradise has everything you need to settle in for an awesome vacation--you name it, and they've thought of it! This condo has a dishwasher, stackable washer/dryer, stove/oven, pots, pans, blender--all the comforts of home. Imagine falling asleep to the sound of the surf on the beach and waking to the soulful cries of gulls in the morning. The balcony is a perfect spot for catching some sun, watching and listening as people enjoy the beach, and viewing some of our military pilots demonstrate their prowess in the air. Sunsets are beautiful here! Tumble out of the king bed (or the closet where there is a bunk bed!), put on some coffee (either Kuerig or regular), toast a bagel, pour some orange juice over crushed or cubed ice from the fridge, and enjoy breakfast at the counter, table, or on the patio. Two bathrooms make getting ready to hit the town a lot quicker than taking turns in one bathroom! When you return, enjoy the comfortable leather furniture and a huge TV, or just enjoy the water view from the wall-to-wall windows in the living room. You will leave relaxed and wishing your stay in paradise could be longer.

When they talk about the million dollar view, this is it. From the balcony,living room or bedroom the view of the beach and Gulf are amazing. This 1 bedroom 2 bath condo is the perfect get away for a couple or small family because of the size and the built in bunks. Unlike a lot of condos at Edgewater the furniture is comfortable. The Windward building is the furthest from the commons area but the short walk is worth it for the quiet and close access to the beach. We have just spent our second winter in W404 and are already booked for next year, and are counting the days until we return.

We have lost count how many times we have stayed at W404 - we generally visit twice a year. Ideal location - great to wake up to those lovely views of the beach/ocean. Everything you need is there and the staff are excellent, and are easily contactable if you ever need any help during your stay. We will be making our next booking soon !

The only complaints would be the sliding glass door from the living room to the balcony wouldn't slide. We had to use the bedroom door for accessibility to the balcony. And the tub drains didn't drain very well. Otherwise it was good for all of our needs, thanks

Clean, good location, easy check in/out, beach views
Great room off from the "main" building - which made it less crowded at the beach in front of our hotel. Wifi never worked but other than that everything was great! My kids loved the closet bunks! We spent a lot of time on the balcony which was beach front. Being on the 4th floor made it easy to take our stuff to and from the beach/car. There was no early check in as they use a timed lock to get in the room, the combination lock was much better than a card tho. The week before the 4th of July made area restaurants, Walmart and driving around very congested. Also, hard to find delivery in the area after 11 pm.

Our family of 4 (2 adults, 2 teens) absolutely loved this unit. It was roomy, clean, quiet, lovely and had all the essentials of home. It is the closest to the beach at Edgewater and less crowded but the teens also enjoyed that it was within a short walking distance of the excitement and big lagoon pool. My husband and I enjoyed the pool at the Windward building it was less crowded and we even had it all to ourselves on occasion. Some of the comments from visitors will lead you to believe beach chairs are included with this rental but they are not. I went ahead and rented chairs on the beach for 5 days at a discounted rate of $130. When you first walk in this unit it will blow you away with the ceiling to floor windows and breathtaking views of the gulf. We will definitely book this rental again. It is our most favorite in Panama City now.

The onsite restaurant Oceans was incredible, reasonably priced and had fabulous outdoor dining! But now that we are home I have a good case of the vacation blues...can't wait to go back in the fall. We LOVED this unit and building! The building is the best one at Edgewater in my opinion. It's the last building through parking lot and is one of the two smaller ones on beach. The beach area is the least crowded in front of this building. We will visit again and I will rent from Sarah Condos. Their properties are top notch! We are in our early 40's and took our 20 year old daughter. Plenty of room for us and loved having 2 bathrooms.

We LOVED this unit and building! The building is the best one at Edgewater in my opinion. It's the last building through parking lot and is one of the two smaller ones on beach. The beach area is the least crowded in front of this building. I didn't realize the importance of having a unit with chairs until arrival. Not every unit has chairs. You can go to Wal-Mart if you dare to purchase some but not near as comfortable as condo owners' chairs right on the beach. You can rent chairs at Edgewater but can be pricey. This condo owner has gone the extra mile to provide an updated, modern condo and provided the beach chairs. We will visit again and I will rent from Sarah and Hugh. Their properties are top notch! We are in our early 40's and took our 20 year old daughter. Plenty of room for us and loved having 2 bathrooms.
