Clean unit with great views
Great location, view and property. All codes worked. Furniture was in great condition (lots of living room seating!) and plenty of kitchen supplies. Great beach and pool. Plenty of parking. Our only negatives are the master shower: it’s old and permanently stained. Also, the unit isn’t available until 5:00 which was late compared to other units. We did get a text saying it was available early which was such a wonderful surprise and super helpful. We’ve stayed at Edgewater three times and this is our favorite unit so far. We would stay again.

This condo is great. It feels very private but you get all the great amenities of the resort. The condo was clean. The view was amazing. The beach in front of it was always accessible and never too crowded. the condo even had a pop-up beach tent in the closet that we could use.

Great condo with great view!
Wonderful property right on the beach! My family had no issues (other than tracking sand everywhere!) coming and going to anything we wanted to do. Beach area was super clean and access was easy to navigate. We enjoyed our stay!

Everything was very nice except for the furniture in the living/ dining space. It was old, dirty and not comfortable at all. Owner should really break down and invest in upgrading it. Bedrooms were nice and guest bathroom was nice. Master bath definitely need an update. Especially the tub.

Perfect vacation spot on our favorite beach
We love Panama City Beach and Edgewater resort is a great place to stay. It's on the most beautiful beach in Florida and the property is safe, secure and well-maintained. It's also convenient to many fabulous restaurants and shopping. This was our four time booking from Emerald Beach Properties (formerly Sarah's condos) at Edgewater. The condos are always clean and just as described. The check-in and out process and all the rules are clearly communicated. They were very quick to respond to all my questions, even on the weekends. We loved everything about our stay and had no significant complaints, however, I know some people may be more particular about the details, so I am including some pros and cons that we identified about this particular unit. Pros: - Very comfortable beds with nice quality sheets and lots of pillows - A lot of windows with a spectacular view of the ocean - Very spacious with lots of seating inside - Large refrigerator and modern appliances - Easy check in (early check-in was available on request) - Excellent fast and reliable wifi with Roku streaming devices - Nice variety of beach toys for kids - Ample bedroom storage, large closets and plenty of drawers - Generous amount of starter supplies. Cons: - The sofa beds were unacceptable for anyone to sleep on (thankfully we brought a blow up mattress for the kid) - Some of the faucets are backwards (cold on the left, hot on the right), this was not a huge issue, just annoying trying to figure out and remember which ones were backwards. - The dryer is practically useless, it took several hours to dry a few towels - The balcony furniture is awful. For a place that is supposed to sleep eight people, there should be more outdoor seating. Two of the four chairs are wooden bar height and practically falling apart. We had to tighten the screws to keep them from collapsing and even after that they were still creaking, unstable, and uncomfortable. Someone is going to get hurt on those chairs. - There's only one bathmat for two bathrooms and not enough hand towels - There was no bottle/wine opener, so we had to buy our own. Despite the few minor cons, we would definitely book this condo again. Hopefully they will replace the rickety outdoor furniture before we come back.

Great location, clean unit
Stayed there the week of July 4th. Location: Great location. On premises there is a restaurant (Oceans Bar and Grille) that was good. We ate there for dinner as well as breakfast and was not disappointed. There is a small ice cream/coffee/sundry shop that was good as well. Entertainment was good, there were plenty of pools on the main beach area. The main pool always stayed busy. We did see more than enough dead roaches during our stay but it’s an older complex and being by the beach I imagine it has its share of damp places. There were none in our room. ROOM: Room was outdated as far as décor and furniture but it was very clean so no complaints there. The TVs were unacceptably old, they are not in HD and are definitely not smart TVs. I understand there are other things to do besides watch TV but on rainy days (which we had our share), a movie would have been perfect. The DVD player was sitting there with no power or HDMI connection but that’s a moot point because I didn’t bring any DVDs. I would not have been able to hook my Fire or Roku stick had I brought it because the wifi never worked while I was there. While I understand wifi can be spotty or down at times, this wifi never worked. It was always connected (and yes, I’m tech savvy so I know how to connect to a wifi network) but it always said connected without internet. Anyway, they are wasting money paying for wifi and should advertise it as not having any at all. There are no ceiling fans in the bedrooms but they do have box fans that you can use. There were plenty of extra pillows but no extra pillowcases. The bathrooms had plenty of space to put towel hooks but there were none. You can drape over the top of the shower door (the bar is missing) or you can hang from a hanger in the closet. Both bedrooms are in the front of the unit by the main entry. The main entry faces a busy road which can get noisy but it’s really not bad, just some traffic. Now for the pros: There was plenty of space for 3 adults and 2 kids to hang out for a week. The room was clean, the kitchen had plenty of necessities should you cook there. Views of the ocean from the kitchen, dining & living room were wonderful. The property management company was very nice and responsive when I had questions (I didn’t encounter any issues needing property manager’s attention). Checking in and out was a very easy process.

I truly enjoyed my stay with Emerald Beach.. the condo was awesome it was everything that I read about the view to the ocean was fabulous... we were able to watch the Dolphins from the balcony... the condo was clean and neat... the only thing I did not like was the fact that they gave us cheap paper towels and only two trash bags... other then that I will definitely be back

My family and I enjoyed our stay, it was clean, comfortable and gave us an excellent view of the ocean as well as being close to shops and restaurants. My only complaint would be finding the entrance. My GPS took me to the owner entrance and it wasn't until we asked a local before we found out that all the parking for edgewater is connected and that you actually had to drive past your condo to get to the actual entrance. But with that being said, we would definitely stay there again.

Loved our stay. The views are so amazing. We loved the floor to ceiling windows. Plenty of space. We had a larger group and there was lots of sleeping space and we did not feel cramped at all. We definitely would stay here again.

This condo is large with a open kitchen/dining/living room floor plan and a beautiful 6th floor view. Check-in and out is easy as long as you take the time to read the Check-in email that is sent in advance of the arrival day. To save money we cook a lot of our meals while on vacation. The only negatives to this property are that the kitchen needs a couple more sharp knives and a couple of newer skillet. The current ones are older and badly scarred. They have been washed in the dishwasher too much and the non-stick coatings have worn off. Just my opinion, but stainless steel is better and healthier than non-stick. We also noticed that it takes 2 or 3 drying sessions to get a medium size load dry. I had this issue with my own dryer also until the dryer vent tunnel was cleaned out - then problem solved. Overall, we vary much enjoyed our stay and would rent this property again!

A Bathroom Missed
The shower in the hall bathroom was NOT cleaned. There was hair in the drain when we tried to use it our first night. We had to thoroughly clean it before we used it for the first time.
